The Tamil Nadu government has fixed fees for property transfer returns under new urban local body rules. Residential buildings will pay ₹500, while non-residential buildings must pay ₹1,000 to file returns. These charges come with amendments notified on December 16, 2025, under Government Order 480 by the Municipal Administration and Water Supply Department. Returns must include ownership details, land size, construction type, building permissions, occupancy certificates, construction and occupation dates, photos, and other particulars. The commissioner must rectify any issues within two years as per the Tamil Nadu Urban Local Bodies Act, 1998. Renewal fees for municipal leases are now set for every three years. Charges range from ₹2,500 for areas up to 100 sq. ft. to ₹10,000 for areas over 1,001 sq. ft., requiring fresh agreements with the municipality. State and central government buildings, municipalities, panchayats, and statutory bodies are exempt from certain incentives and interest on delayed tax payments. The rules also permit transfer of municipal lease rights to legal heirs by paying outstanding dues plus a ₹5,000 name transfer fee. For agricultural land leased for cultivation, leases may be granted for up to 20 years. Longer leases require government approval and are available under special circumstances.
